Including the Central Business District of Greater Perth, and stretching north of the Swan River and west to the Indian Ocean, Perth - Inner consists of :

The City of Perth, The City of Vincent, parts of the Cities of Bayswater and Stirling, The Town of Cambridge, The City of Subiaco, The City of Nedlands, The Town of Claremont, The Town of Cottesloe, The Shire of Peppermint Grove and the Town of Mosman Park.

The radial Perth commuter rail network is centred on Perth Railway station (and the Perth Underground Railway station), and major highways such as the Graham Farmer Freeway, Stirling Highway and Mitchell Freeway pass through the region.

Unlike the other metropolitan Perth SA4s, the Perth-Inner region includes mainly of more densely populated inner city suburbs and established middle ring suburbs with no greenfield development. Significant redevelopment plans are in place for East Perth and Subiaco, and densification is being directed across the major arterial routes of the SA4.

This SA4 region is home many of the key government, commercial and recreation sites of the State, including the State Parliament and Supreme Court, headquarters of large companies, the WACA and Kings Park.

Key findings

Perth - Inner region

The region is expected to reach 250,000 residents by 2044. By 2046, the population is forecast to reach 254,428, an increase of 65,673 residents since 2021. Over the same period, an additional 30,666 dwellings are expected to be built.

The City of Subiaco is currently redeveloping, with new precincts such as the Subi East redevelopment providing medium and high density housing along the oval. Subiaco also benefits from vacant lots with development potential along Hay Street.
The City of Vincent has a variety of development strategies, including redevelopment and town centre precincts such as the Pickle District and the Leederville Precinct Structure Plan, supported by new rail station redevelopment strategies for stations such as Claisebrook and Glendalough.
The City of Perth is benefiting from redevelopment opportunities in East Perth, such as the Perth Girls School redevelopment, and the potential redevelopment of Gloucester Park. The Waterbank redevelopment is no longer occurring due to geotechnical issues at the site.
The City of Nedlands is currently developing the Montario Quarter, providing medium density townhouses and apartments, supported by the Mount Claremont Masterplan, which has identified mixed use and medium density redevelopment potential.

Western Australia is forecast to add 1.2 million people by 2046. The Perth - Inner region contributes around 5% of this growth, reflecting its consistently steady growth over time.
