About
As the largest of Perth’s SA4s geographically, and the second most populous, the Perth – South East is a diverse growth area. To the North, you have inner metro areas like Belmont, Victoria Park, and South Perth LGAs. Centrally, there are established areas like Kalamunda, Canning, and Gosnells LGAs. Finally, to the South there are the large growth areas of Armadale and Serpentine – Jarrahdale LGAs.
This is an economically productive region, with large commercial and light industrial activity around the airport, and some of the largest employment suburbs in the city.
All types of residential development are seen in this region. Large apartment towers in South Perth and Burswood. Redevelopment areas in Bentley, Cannington, and Como. Finally, large-scale greenfield developments in Piara Waters, Hilbert, and Byford.

The region has recently surpassed 600,000 people, and this growth is expected to continue.
The Burswood Point development that surrounds the Belmont Park Racecourse is now underway, with the first townhouses looking to be completed this year. There is an expected yield of over 4,500 dwellings for the precinct, which is utilised throughout the forecast. Along with the Albany Highway PSP and other intensification areas, this sees the Victoria Park – Lathlain – Burswood SA2 double in population to almost 33,000 by the end of the forecast period.
The Canning Bridge Activity Centre has been a popular intensification area, with the large apartment construction seen across the SA4 border in Applecross. Como is now starting to see intensification in its half of the Activity Centre, with low and mid-rise apartment blocks popping up throughout the centre, and many more in the pipeline. The Como SA2 sees an additional 9,000 through the forecast.
Further South, we see the largest SA2 in the SA4 hold its place. The Armadale SA2 contains the established suburb of Armadale, which sees some intensification around the newly upgraded Armadale train station. There are also the major growth areas of Haynes and Hilbert. The largest development of the area is Stockland Sienna Wood with around 3,800 new homes. There are various other greenfield estates within the area, with an additional 12,700 dwellings in the SA2, which more than doubles its population to 57,000 people.
Finally, we have the Serpentine - Jarrahdale LGA, which encompasses the Byford, Mundijong, and Serpentine – Jarrahdale SA2s. There is astronomical growth seen in the area, with it almost trebling in population through the forecast. Currently, the Byford SA2 is just over halfway through its initial supply and is now serviced by the newly opened Byford Rail Extension. We then see the Mundijong SA2 take off early in the forecast, with ample supply development peaks by the end of the forecast. This sees the Serpentine - Jarrahdale LGA grow to around 93,500 people by the end of the forecast.
