About the Perth - South West region

  • The Perth – South West Region extends from Fremantle in the North along the Indian Ocean coastline through to Rockingham and Singleton in the south. It also contains both Garden and Rottnest Islands. Within the region are the Fremantle, East Fremantle, Melville, Cockburn, Kwinana, and Rockingham LGAs. 
  • The region houses Fremantle Port, one of the busiest ports in Australia, and the Kwinana Industrial area – which will become home to Fremantle Port's replacement, Westport. 
  • The region is an extensive growth corridor. There is densification seen in areas around Fremantle, Melville, Cockburn Central, and Rockingham. With the coast all but fully developed, the inland corridor is now seeing a vast swathe of greenfield development, from Hammond Park to Wellard, and Baldivis to Karnup. 
  • The largest growth is seen in the Baldivis – North SA2, with various estates currently underway and the large North East Baldivis District Structure Plan to come online midway through the forecast. This sees its population grow by almost 30,000 people. 
  • There are some large Development WA-led redevelopment projects in the SA4, including Lefroy in Fremantle – South SA2, Cockburn Coast in the North Coogee SA2, Murdoch Health and Knowledge Precinct in the Murdoch Kardinya SA2, and Cockburn Central West in the South Lake – Cockburn Central SA2. All projects come online in various stages throughout the forecast.  
  • Further down the coast in Rockingham, we see continued densification around the Rockingham Strategic Centre, and further expansion of its footprint in greenfield areas. The Rockingham LGA contains four of the five largest growth SA2s in the SA4, Baldivis – North, Karnup, Baldivis – South, and Rockingham. The LGA accounts for just over 40% of the total growth in the SA4.

  • Population milestone: 
    The region has recently become home to 500,000 residents in 2024, reaching 600,000 by 2034, and coming just shy of 700,000 by the end of the forecast period in 2046.  
  • Forecast horizon (to 2046): 
    698,219 people in 2046 
    52% growth 
    239,245 additional people 
  • The largest growth is seen in the Baldivis – North SA2, with various estates currently underway and the large North East Baldivis District Structure Plan to come online midway through the forecast. This sees its population grow by almost 30,000 people.
