About

About the Perth - North East region

  • The region is home to the world-famous Swan Valley wine region along the Swan River. The river flows through the region from the City of Swan in the North, down to the Town of Bassendean, and the City of Bayswater. Finally, we have the Shire of Mundaring to the West of the Region.  
  • Perth – North East contains established suburbs Morely, Maylands, and Midland, which see the emergence of medium-density development around key centres. There are also low-density rural living areas that offer the best parts of living in the bush while still being close to the city, like Glen Forrest, Mundaring, and Gidgegannup. Finally, we have booming growth suburbs like Bullsbrook, Brabham, and Henley Brook, which take the largest share of growth in the forecast.  
  • The growth fronts contained in the City of Swan are an important part of Perth’s growth story as they provide relatively affordable house and land options when compared to other Perth regions.

Key findings

Perth - North East

  • Western Australia is forecast to add an addition 1.18 million people by 2046, and Perth - North East holds the fourth highest share of the Western Australian SA4s at 11%.
  • We see the region pass the 400,000-person milestone by 2042 at the same point at which Perth surpasses 3.1 million people.
  • The region's population grows to 419,000 people by 2046, an increase of 132,000 from 2021. This sees the need for almost 50,000 additional dwellings by 2046.  
  • The largest growth is seen in the Bullsbrook SA2, which sees an increase of almost 35,000 people to 2046, just over a quarter of the SA4’s growth. This is seen along two growth fronts, the first being around Bullsbrook itself, the second being North Ellenbrook.  
  • The large volume of growth that has been happening in the corridor along Drumpellier Drive to Ellenbrook is now supplemented by the newly opened Morely-Ellenbrook Line. This will spur more intense medium-density growth in the Brabham Estate, which is in the Beechboro and the Brabham – Henley Brook SA2s. These are the third and second largest growth SA2s, adding 14,000 and 18,000 persons respectively to 2046.  
  • We also see growth around train stations and shopping centres like Galleria in the Morely and Bayswater – Embleton – Bedford SA2s. This is mainly in the form of townhouse and villa-unit style development, with some mid-rise apartments that have been approved recently.  
  • We do see some areas begin to have population decline towards the end of the forecast. This is predominantly in rural living areas where there are few new projects and an ageing population, like that in the Mundaring and Glen Forrest – Darlington SA2s.
