About the Mandurah region

The Mandurah SA4 is located 65 km south of the Perth CBD, and is governed by the City of Mandurah (representing 85% of the SA4 population) and the western portion of the Shire of Murray, including localities such as Pinjarra, North Dandalup, South Yunderup, Ravenswood, and Furnissdale. 

The region features an urban core around Mandurah city centre and its coastal suburbs, including Halls Head-Erskine, Falcon-Wannanup, and Dawesville-Bouvard along the Indian Ocean coastline. 

While Pinjarra has long-term development plans, the Mandurah Activity Centre and Mandurah Junction precinct represent key urban infill and intensification opportunities within the established city.

About the Mandurah region

Key findings

Mandurah

  • The region will reach 180,000 residents by 2046 .
  • The largest growth is seen in the Pinjarra and Mandurah East SA2s, both part of the Murray shire, with increases of 38,000 and 10,000 people, respectively. This is largely due to the urban zoning of land for development.  
  • The major growth sites in Mandurah LGA are in Mandurah North SA2, with a population increase of 12,400 people, led by the development of Ocean Hill Estate and Seaside Estate.  
  • We also see growth around Mandurah Junction and Mandurah Activity Centre, with medium-density dwellings such as 3-5-storey apartment buildings and townhouses, as shown in the recently approved precinct structure plan. 
  • Dawesville - Bouvard, Falcon - Wannanup and Mandurah East have high vacancy rates due to a lack of public infrastructure and the fact that they are mainly holiday home locations.
