About Adelaide West

  • Adelaide - West is roughly rectangular stretching from the tip of the LeFevre Peninsula down the coast to West Beach and then up the Anzac highway to the western border of the Adelaide Parklands. It then skirts the city and North Adelaide before continuing north west along Torrens Road until it reaches the salt pans and Torrens Island. It is home to some of Adelaide’s most significant infrastructure, including Port Adelaide and Adelaide Airport. 
  • As an established metropolitan area, most of the population growth is expected to occur via brownfields regeneration sites (e.g. Port Adelaide, Seaton, Bowden) or infill intensification. Modest collections of apartment buildings are expected to be built along the major arterial roads.

Adelaide - West

  • The Adelaide - West SA4 population is forecast to pass 275,000  in 2033.

     

  • The brownfields regeneration, often lead by the State Government (via its RenewalSA entity) is a notable feature of this region. Seaton, the general Bowden area (including the original Bowden development, the Gasworks and Southwark grounds), St Clair and to a smaller extent the regeneration in Woodville are examples of this. These are expected to continue delivering housing throughout the forecast period. 
  • The Greater Adelaide Regional Plan (GARP) envisages growth along many of the major arterial roads in the region, and it is expected that smaller apartment buildings will be built here. This has already started to occur along the ANZAC highway.  
  • The development and expansion of shipyards for submarine construction in the Port Adelaide area will provide economic growth and jobs in the area, and support demand for housing.
