About Toowoomba

Directly adjacent to Ipswich, the Toowoomba SA4 is the natural periphery to Queensland's fastest growing population hub, creating an array of opportunities and challenges for the region.

The region is situated in the southeast part of the Queensland state, sharing borders with the expansive Darling Downs – Maranoa region to the west, and the Ipswich region to the east heading towards the city of Brisbane. Toowoomba SA4 contains the eastern and the urban part of the Toowoomba LGA, and the western and most of the urban part of the Lockyer Valley LGA.

The region is characterised by rich farmlands in the east; the Lockyer Valley being affectionately known as Australia’s “Salad Bowl”. To the west of the valley, Toowoomba town – the “Garden City” – is an attractive place to live in inland Queensland. This is supported by the rapidly developing greenfield residential areas to the north, west, and south of the town. The region is predicted to hold 2% of the state’s expected growth over the forecast period to 2046.

  • The Toowoomba region is forecast to grow from a population of 164,082 in 2021 to 209,505 by 2046 .
  • The region is expected to reach 200,000 residents in 2038
  • In Highfields, Meringandan, Mount Kynoch, Harlaxton, Darling Heights, Drayton, Top Camp, and Glenvale, there is evidence of densification from standalone houses to units in established suburbs that are in proximity to educational and health facilities. Units are also being constructed near the Toowoomba train station.
  • In Toowoomba Railway Parklands, a Priority Development Area aims to uplift densification north of the CBD. Council is considering rezoning land to residential just north of Westbrook, which would add to Toowoomba’s extensive urban expansion area.
  • Mature suburbs such as Rangeville with limited greenfield land and relatively modest-sized lots (which leave little room for infill) are starting to show population stagnation.
